How We Work
This is an informational guide to provide you with an overview of the modular home construction process.
9 Steps, Start to Finish
With over 40 years building on the South Shore, we've refined every stage of construction into a process you can actually follow. Below is an overview of how a modular home — and most large projects — comes together with Biviano, from confirming your site is buildable to handing you the keys.
The first step is confirming that your property is suitable for building or renovation. We review zoning, elevation, setbacks, and any coastal or FEMA-related requirements. If you're still searching for land, we can help assess options before you buy to avoid costly surprises.
Once you're ready to move forward, you'll meet with our team to discuss your goals, budget, and timeline. With over 40 years of experience on the South Shore, we explain the full scope of your project and outline what's needed to bring your design to life. This step ensures clarity before any commitments are made.
If financing is needed, we connect you with lenders who understand construction, modular homes, renovations, and elevation projects. You can also use your preferred bank—our team provides all required documents and assists throughout the approval process. This ensures your project can move forward without delays.

We work closely with you to design a space that fits your needs, vision, and budget. Whether it's a modular home, addition, renovation, or custom deck, you'll choose layouts, finishes, materials, and structural options with our guidance. This step defines exactly what will be built before production begins.
Once plans are approved, we finalize all details and prepare your project for production. Permits, engineering, surveys, and material selections are completed during this phase. For modular homes, factory orders are placed; for renovations and additions, materials and timelines are locked in.
After permits are cleared, construction officially starts. Our team handles foundations, elevations, framing, structural work, and all preparation needed depending on your project type. For modular homes, your home is built simultaneously at the factory, reducing on-site wait times.
Factory-built modules are transported to your property and professionally set onto the prepared foundation. Our crew ensures the structure is aligned, secured, and weather-tight the same day. This step dramatically accelerates the build timeline compared to traditional construction.
After the structure is in place, our builders complete all interior and exterior finishes—flooring, trim, cabinetry, siding, decks, railings, plumbing, and electrical. For renovations and additions, this includes blending new work seamlessly with the existing home. Attention to detail is key in this phase.
When your project is complete, we walk through everything together to confirm your satisfaction. Any adjustments are handled immediately, and we provide warranty information along with required certificates. You can now enjoy a durable, beautifully crafted home built by a trusted local team.
We are looking forward to work with you
